Upcoming DOE Deadlines that Impact My Boiler System

 Mechanical systems are the lifeblood of any building. Seismic changes are taking place in the design and delivery of hot water and air-conditioning systems. These changes are being driven by regulations designed in response to climate change. Equipment manufacturers and end users are being shown the onramp – join the movement or be phased out…

So what exactly are these new standards and who are the parties involved in enforcing them? What does that mean for your property and equipment replacement timelines and budgets?

Effective Oct 2026, all new water heating gas appliances built and sold in California must meet or exceed 95% thermal efficiency. This move is designed to be beneficial for the environment, but there will be a significant impact on future change-outs and scope of work. For example:

High efficiency equipment is significantly more expensive to purchase, repair and maintain.

High efficiency units are not well-suited for hard water applications, which means, additional expense on water conditioning.

High efficiency units require PVC or Stainless steel venting; requiring existing exhaust systems to be upgraded.

For the time being, there are rebates in place to help defray some of this additional cost. These rebates are expected to go away when the law takes effect, and the new baselines are set. At that time, we expect punitive penalties may come into effect for non-compliance.
